A small portfolio, held properly.

Cambium, FX risk infrastructure for Mexican real estate. Picacho Capital Group, a Baja Sur real estate fund. Tide Baja, homes under care in Los Cabos. Built with our own capital, run by one chartered principal, alongside retained finance partnerships for owners in the corridor.

Why the firm exists
When we structured our first cross-border investment, a land purchase in Baja California Sur, we could not find anyone who knew the process end to end: the US entities, the Mexican fideicomiso, the money moving between them. We went through accountants, tax advisers, and lawyers on both sides of the border before we had assembled the skills and experience to execute. Emmett Capital is the partner we went looking for and never found.

Ash Emmett, ACMA CGMA. Thirteen years across the UK, Hong Kong, the US, and Mexico. Based in Mexico, working on both sides of the border.

Ventures

Businesses we hold, not case studies we borrowed.

We have taken our own capital through the full cross-border process: entities, fideicomisos, funding, construction, operations. Local presence in Mexico, and a working network of the advisers and counterparties who actually deliver.

The portfolio

Advisory

Your numbers, run properly.

A retained finance partnership for owners building between the US and Mexico: FP&A, reporting, fund administration, and deal finance. Senior-only, held continuously.

In focus · Picacho Capital Group

A Baja Sur real estate fund, run like a fund.

The corridor is full of good assets wrapped in bad paperwork. This fund is built the other way around.

Operator-led development of vacation-rental homes in Baja California Sur, on land the partners already own. Structured properly from day one: US investment vehicles, Mexican fideicomisos, capital accounts, and quarterly investor reporting, administered by Emmett Capital as finance partner.

Advisory · How an engagement runs
1

One conversation

We map your entities, flows, and gaps, on both sides of the border.

2

A scoped retainer

Fixed monthly fee, senior-only, revisited as the business grows.

3

A standing cadence

Reporting, cash, and the full picture, held continuously.

No juniors, no handoffs One fixed fee, agreed up front Your books stay yours The person who does the work answers the email

Cross-border finance fails quietly: a missed filing, a surprise tax bill, a diligence question that stalls the raise. By the time it is visible, it is expensive.

Both engines run on the same person. Thirteen years of FP&A, reporting, and investment analysis across the UK, Hong Kong, the US, and Mexico, applied to clients and to our own capital alike.

Fair questions

Continuity

Everything is documented and systematized. Nothing lives in one head that is not also on paper.

Capacity

Retained means scoped. The firm takes the engagements it can hold properly, and says so when it cannot.

Conflicts

We operate our own ventures in the same corridor. That is why the advice comes from an operator, and any overlap is disclosed before it is a question.

Investing in the corridor, or building in it. Either way, it starts with one conversation.

Every investor question answered with one export. Books that survive diligence. A portfolio and a practice held by the same person you can call.
